Novopecherskie Lipky. Why is this complex the most demanded?
At the moment, Novopecherskie Lipky is the largest and most thought out apartment complex, located on territory 19ha. It currently consists of 11 self-sustaining completed buildings. The onset of construction began in 2007 and it’s estimated to be completed in early 2018.
The complex is truly unique for it's attention to detail and complexity. It was designed for internal infrastructure, the comfort of its inhabitants, as well as safety. Many call this complex a “concrete jungle.” However, this is the only shortcoming it has, sporting a garden full of exotic trees, and a pool which will be finished by early 2017.
I don't think it’s worth describing the actual complex, as it's easy to find the details online. I want to concentrate on both the qualities that make this complex desirable not only for purchase, but for rent, and also on the apartment rental prices in Novopecherskie Lipki.
Apartment rental is my specialization going on 20 years. I love Kiev. I’ve lived here with my family for 7 generations, and because of this, I know the best areas to live in Kiev.
When this complex was just being built, I did have some doubts that the developer would complete such an ambitious project. There were rumors even then that an existing tank polygon and neighbout "khrushevka's", and a complecated way to the complex, would negatively impact the project, as well as the sheer massiveness of the project, and the multitude of buildings under construction would complicate the lives of the local inhabitants. But the developers managed to achieve all of it.
Today, approximately 30% of my clients ask for an apartment in Novopecherskie Lipki. Why this place so desirable? What makes the exposure time (the time between placing an apartment on the market, until the closing of the deal) so minimal by comparison to the other houses in Kiev? The majority of my clients are foreign, yet even they hear good reviews about Novopecherskie Lipki through word of mouth.
1. Safety
The space is guarded, in the parking lot entrance there’s security and a schlagbaum. Truth be told, keeping in mind the substantial flow of people, who not only live, but also work in the complex, security rarely stops cars for checks. Despite this, the physical presence of guards on the property is reassuring.
More importantly, there are guards in each section of the building. And these aren't grandma concierges, but actual militarized (armed) guards. In a fenced in complex with security, when you walk out of your house with your child you can be sure of your safety.
2. Custodial service
The complex has it's own custodial staff. According to tenant testimonials, their service is efficient and bills don't increase because of it (utility bills of any building can be found here: https://www.municipal.kiev.ua/kiev/). But I think that the main evidence of the quality of this project is the cleanliness of the complex. Last year, there was a snowfall that lasted 4 days, and Novopecherskiye Lipki appeared to be the only place without snow. It's actually the first living complex which introduced an actual concierge service for the tenants.
3. The Comprehensiveness of Infrastructure
Novopecherskie Lipki are reminiscent of a small city with it's own infrastructure, with all of life's necessities. Here, you can send a child to school or kindergarten, and to afterschool programs. There's a huge fitness center with a pool, tennis courts and classes, playgrounds, a park, restaurants and cafes. There's a laundry, bank, shops, galleries, and even a supermarket. There's even an open pool which is just about finished undergoing construction. All in all, everything your heart desires!
4. Parking
During the development process the designers made sure to have somewhat upwards of one underground parking space per apartment. Understandably, tenants of this class, living in this type of building have more than one car per family, but even this concern is addressed. Along the roads of the complex, there’s clearly defined and guarded free parking. I often visit this complex in the day, notice that all the parking spaces are taken, and have to ride around looking for one. That's why if you're renting an apartment in the complex, it's important to register a parking spot.
There are also guarded paid parking lots, if you're leaving your car for an extended period of time and are worried about it's safety. These parking lots are mostly used by office employees and are located on the first two floors of buildings.
Subground and above ground parking is rentable both from private owners, who bought a spot, and from ZhJeK. On average, renting an underground parking space from private owners would cost you $100/mo., and from ZhJeK $150/mo. Services are paid for separately, about $12/spot/mo.

Usually, the exposure time of studios and one-bedrooms apartments in Novopecherskie Lipki doesn't exceed 15 days. Of course there are times when an apartment sits on the market for too long, but this is usually exclusively the fault of the landlord; either the price is too high, or the interior design is too ‘exclusive’.

Keep in mind that during the last months, the developer has raised the prices so high, that you can buy an apartment on the secondary market even cheaper than directly from the developer on the primary market.
